Hail Damage Re-Roofs

Metal building roofs, including barndominiums, replaced by the company that fabricates them.

The structure decides it, not who lives in it. If it is a steel-framed metal building, we can re-roof it — and that includes barndominiums. Conventionally framed houses are not our work.

We stay closer to home on re-roof work than we do on construction projects. How far we will travel depends on the size of the job, so it is worth a call either way.

What hail does to a metal roof

Central Texas gets hail. A metal roof handles it better than shingles, but it is not immune, and the damage is easy to underrate because the building does not leak the next morning.

  • Dented and bruised panels — cosmetic at first, structural over time
  • Broken coating — once the finish is punctured, rust starts at the impact point
  • Split or opened seams where panels lap, especially on low-slope roofs
  • Backed-out or loosened fasteners, which is where most later leaks begin
  • Damaged trim, gutters, ridge and eave flashing, often worse than the panels
  • Crushed insulation under the panel, which quietly costs you on cooling

The reason to look at it now rather than later is simple: a claim filed close to the storm is a straightforward claim. A leak that shows up three years on is an argument.

Replacement and repairs

Two ways this goes. Either the damaged roof comes off and a new one goes on, or the damage is limited enough that a repair is the honest answer. We will tell you which one your building actually needs.

A metal building roof is not a shingle roof. Panel profile, purlin spacing, fastener pattern, slope and what is going on inside the building all change the job. We fabricate metal buildings and have since the late 1980s, so we know these systems from the frame up rather than from a brochure. That matters most on a thirty-year-old building whose original panel profile is no longer made — which describes most of the roofs we replace, since most of them came from somebody else’s shop.

Working from your insurance scope

Most metal building re-roofs in Central Texas run through a storm damage claim. That claim is between you and your insurer — we are not public adjusters, and by Texas law a contractor doing the work is not permitted to act as one.

When your claim is settled, send us the scope. We price the work against it, schedule the job and do it.

What we bring is that we fabricate and build these roofs ourselves. That matters most when the building is thirty years old and the original panel profile is no longer made.

Common questions

Does Rhodes do residential roofing?

Not on conventionally framed houses. The test is the structure: if it is a steel-framed metal building we can re-roof it, and that includes barndominiums and steel-framed homes. What we stay clear of is house roofing — replacing an existing metal roof on a stick-built home, or installing metal over shingles.

Does hail actually damage a metal roof?

Yes, though not the way it damages shingles. Hail bruises and dents panels, splits seams, loosens or backs out fasteners, and breaks the coating — and once the coating is broken the panel starts to rust from the impact point. Damage that looks cosmetic on the day of the storm can become a leak two years later.

Will you re-roof a building Rhodes did not build?

Yes. Most of the roofs we replace came from somebody else’s shop. Because we fabricate metal buildings ourselves, an older building whose original panel profile is no longer made is a problem we have solved before.

Do I have to tear the old roof off?

If the roof is being replaced, yes — the old one comes off and a new one goes on. Where the damage is limited, a repair may be the right answer instead. Going over the old roof with a retrofit panel system is possible, but it is a different job — call us for more information about retrofit roofs.

Will Rhodes handle my insurance claim?

Will you re-roof a building with spray foam insulation?

No. When spray foam has been applied to the underside of the roof panels, the panels cannot be removed without tearing the foam out with them. That is a different job than a re-roof and not work we take on.
