What we handle

Plenty of companies will sell you a metal building. Fewer will pour the slab, run the electrical, finish the inside, pull the permits and hand you a set of keys. Rhodes does the whole project under one contract, and has since the early 1980s.

That matters most when something goes wrong. With a dozen separate contracts, a problem becomes an argument about whose problem it is. With one contract, it is ours.

Design/build

Design and construction come from the same company, so the two overlap instead of running end to end. We use historical costs to set a budget, design in house, then put specific scopes out to at least two subcontractors we already know. If the number comes in high, we find alternates with you and re-bid it.

The alternative most owners are offered is a bid project: an architect designs it, it goes out to bid, and the low bidder wins. The trouble is that low bid often rewards whoever made the most mistakes pricing the job. What follows is change orders, back charges, and occasionally a mechanic’s lien on your property for a bill your general contractor never paid. The cheap number is rarely the final one.

The third option is running it yourself. That works if you have the background and the time. Most owners find the real cost is the weeks they spend away from the business that actually makes them money.

Concrete and foundations

A metal building is only as good as what it sits on, and the foundation is where split responsibility hurts owners most. When the building comes from one company and the slab from another, anchor bolt layout, elevations and tolerances become somebody else’s problem the moment they do not line up.

We handle site work and foundations as part of the project, designed against the frame we are fabricating: grading and prep, foundation design matched to the building’s loads, slab, footings, anchor bolt placement, and testing and inspections where the jurisdiction requires them.

Erection

Erection is where a cheap building quote gets expensive. Crews that are not properly insured, or not familiar with the system they are putting up, cost owners money in ways that do not appear until later.

We erect with qualified, insured crews, and we stand behind the building and the labor with a warranty. Erection is not a scope we take on its own — we put up the buildings we supply.

Common questions

Does Rhodes do general contracting, or just sell buildings?

Both, but general contracting is the larger part of what we do. We can supply and erect a building, or take the entire project — site work, foundation, steel, electrical, plumbing, mechanical and interior finish — under one contract.

Does Rhodes handle concrete and foundations?

Yes. Every building we put up sits on a slab we poured. Site work and foundations are part of a complete project rather than something you arrange separately.

Can Rhodes add onto an existing metal building?

Yes. Additions and renovations are work we take on, and metal buildings are more straightforward to expand than conventional construction.

Does Rhodes work with architects and engineers?

Yes. We design in house, and we also build from drawings an owner already has. Either way the coordination is our job rather than yours.

What do you need from me to put together a quote?

What the building is for, roughly how big, where the site is, and when you need to be in it. Plans help if you have them. We can work from much less than people expect.

How long does a project take?

It depends on size, site and permitting — call and we will give you a real answer for your project rather than a number that sounds good on a website.
